We also have a high chair for your little ones. ➤ Walk out deck with lounge area/ firepit table, gas BBQ and outdoor dining for 10 ➤ Half-bathroom: conveniently located off the kitchen Upper Floor: ➤ (3) King Bedrooms and a "bonus" room with Queen bed all with 55" TV and blackout drapes. ➤ (2) full bathrooms (one en-suite) Lower Level Lounge (walkout to backyard): ➤ 75" TV, comfy furniture, expansive bar with full size refrigerator, dishwasher and icemaker, poker table, dominoes, multiple card and board games. ➤ (1) Full bathroom ➤ Laundry room ➤ Dedicated work area with high speed WiFi. ✦✦ Please Note Before Booking ✦✦ -The guest who books must be one of the guests staying on the property (no booking for others). -Minimum booking age is 25 and must show proof of valid ID if asked. -Absolutely No Parties/Events. -8 Adults maximum/ 10 guests total. -No Smoking/ Vaping -No illegal activity -Only registered guests allowed for overnight stays. -To be respectful of our neighbors, we ask that you observe strict quiet hours from 10 pm - 8 am. 📜 Required Documents Upon approval of booking, you will be asked to sign a separate Rental Agreement via our Guest Portal. Please let us know if you have any questions. If you choose not to sign, you may cancel within 48 hours without penalty. 😎 Pool Season & Heating The pool is open April through mid-November (sometimes longer, weather depending). Optional pool heat: $30/day or $300/week. 🐶 Bringing your furry friends? Our dogs are family too! We provide bowls, leashes, poop bags and beds. Pet fee is $250/ stay for up to 2 dogs. Please refer to our pet policy prior to booking. 🤩 Looking to enhance your stay? We have ample parking for all of our guests to include large vehicles, RV's and trailers! There is a u-shaped driveway for easy in/ out, as well as another driveway for parking. Our home is within a few minutes drive to retail shopping, bars/ restaurants, grocery stores, etc. so although you will feel like you are staying in the country, our home is very convenient!

Dawn’s place is fantastic! Beautiful home with loads of space, it was stylish and comfortable and we felt right at home. We really enjoyed spending time at the house and in the back yard and pool, it was perfect to have a fenced yard for our pup but then also lovely looking out over the fields beyond. Kitchen had everything you would need, and we enjoyed having the extra wine fridges and coffee bar! The house was easy to find and there’s plenty of shopping and grocery stores near by, then you can easily get to all the attractions around Lexington too. Beautiful place, don’t hesitate to book you will love it!

I can’t say enough good things about this place! From the moment we arrived, everything exceeded our expectations. The home was spotless, beautifully decorated, and equipped with everything we needed for a comfortable and relaxing stay. The host was incredibly welcoming, communicative, and thoughtful—leaving us local tips The location was ideal—close to everything but still peaceful and quiet. We especially loved the pool. The kids loved the game room and bottom floor. Perfect for them to escape while the grown ups hung out. Each area was spacious enough for our family of 10 to hangout together. I would absolutely stay here again and highly recommend it to anyone looking for a top-tier Airbnb experience.

Dawn’s place completely blew us away! From the moment we walked in, we were stunned by how beautiful, spacious, and thoughtfully designed the home was. With five large bedrooms, there was more than enough space for our group to spread out and relax in total comfort. The backyard oasis was the highlight of our stay — the pool was sparkling clean and perfect for cooling off during the day, and the fire pit made for cozy evenings under the stars. It truly felt like a private resort! Everything about the home was spotless — you could tell how much care goes into maintaining the space. The kitchen was fully stocked, the beds were incredibly comfortable, and the overall vibe was peaceful, modern, and welcoming. It’s also in the perfect location — tucked away in a quiet neighborhood but just minutes from downtown Lexington, Keeneland, and University of Kentucky. Dawn‘s house was large, spacious, and beautiful. Plenty of space to spread out. Extremely quiet and peaceful location, yet close to Lexington and other attractions in the area. Dawn was so helpful with personalized recommendations as well. Highly recommend everything about this Airbnb!

This was a great house with plenty of space for our group. We loved the pool and the hot tub. We had one unforeseeable challenge with the AC unit, but they responded right away and got it fixed.

First off, this place is absolutely stunning!! Luxury exudes around every corner of this gorgeous home and it was hard to not notice how meticulously maintained it is as well as how lovingly adorned it is with a certain special Kentucky charm. I rented this place for family to gather together as we supported my sister and cousins’ graduation from UK and there was more than ample space where everyone was comfortable and free to relax, and enjoy the many amenities graciously offered by the hosts. Speaking about the host, I cannot give enough praise to the sincerity, responsiveness, empathy, and care that myself and my family received. Prior to arrival Dawn immediately stood out from the many other hosts I’ve interacted with by the speed or her reply and showing genuine interest in actually hosting. She really cared about my family and even sent a bouquet of flowers for my sister and cousin for graduating! During our stay she still was just as responsive and attentive to all our needs! :)

If you’re coming to Kentucky with a group, this house is for you! It’s beautiful, spacious, in a great location, and has great amenities. One of our favorite nights was spent around the fire pit playing guitar after an afternoon in the pool and hot tub. We stayed a few nights and enjoyed a little bit of everything the area has to offer - distillery tours, excellent steakhouses, winery visits, etc. Dawn is an amazing host as well. Great communication, clear house instructions, well documented recommendations for your visit, and super responsive. Book this house, you’ll have no regrets.
