Your family and friends are guaranteed to stay entertained in our 4,500 SF home! We have 2 large living rooms for your group activities, as well as private areas to sneak away for some peace and quiet. ➤ 11 minutes to Keeneland ➤ 12 minutes to University of Kentucky/ Downtown ➤ 25 minutes to Kentucky Horse Park ➤ 11 minutes to Bluegrass Airport ➤ 13 minutes to Rupp Arena ➤ 15-30 min drive to the most popular distilleries 🥃 ➤ Within minutes of shopping, restaurants, grocery stores (including Whole Foods and coming soon: Publix!) ➤ Nearby outdoor activities include golf, horseback riding, hiking, boating, kayaking, fishing and hunting ➤ (4) King Bedrooms, 4.5 Bathrooms: (1) King bedroom with 1.5 baths on the main floor, (3) King bedrooms with 2 full baths on the upper floor, (1) full bath in the basement. Our bonus room includes a Queen bed. Please note we are allowed 8 Adults max. ➤ Backyard Amenities: Heated, saltwater game-style Pool, Hot Tub, Fire Pit, Large Deck and patio areas, BBQ, Lounge seating with firepit table. Enjoy the views of our barn while playing a game of horseshoes, cornhole, croquet or bocci ball. ***Pool is open seasonally, weather-dependent (approximately April - October). ➤ Indoor Entertainment: pool table, poker table, air hockey, darts, arcade game console, dominoes, multiple card and board games. ➤ Chef's Kitchen: Fully equipped with everything you need to whip up a meal. Plenty of seating with 4 barstools and seating for 10 around the dining table both inside and on the deck. ➤ Dedicated work area in the basement with high speed WiFi. ➤ House Rules: Quiet hours are 10PM - 8AM. No smoking or vaping inside or outside. Pet friendly up to 2; $250/ fee per stay. Pool heated at $30/ day upon request.

Other Details to Note

-The guest who books must be one of the guests staying on the property (Sorry - no booking for others). -Minimum booking age is 25 and must show proof of valid ID if asked. -We have an additional Guest Agreement separate from the booking platform. By booking this home, you agree to this process. The Guest Agreement is a legal document from our law firm that details the rules and policies for staying here. -After you book, you will receive a message with a link to the Renter's Agreement. Please read it carefully and sign it to complete your booking. Signing this agreement is required for your stay in our home. If you choose not to sign this agreement, you have up to 48 hours to cancel your reservation for a full refund. -Unexpected circumstances can arise - we HIGHLY recommend purchasing traveler's insurance. -Please note that we permit a maximum of 2 dogs on this property for an additional pet fee of $250 per stay. We prefer to host dogs that are aged 2 years and older. While we love ALL dogs, our insurance policy requires us to restrict certain breeds; if you would like to bring your pet(s), please include the age and breed in your booking inquiry. -Absolutely No Parties/Events. -8 Adults maximum/ 10 guests total. -No Smoking/ Vaping -No illegal activity -Only registered guests allowed for overnight stays. -To be respectful of our neighbors, we ask that you observe strict quiet hours from 10 pm - 8 am. -Pool heating at $30/ day per guest request (operated by Host). We strongly advise purchasing travel insurance for your trip. Please refer to our cancellation policy for additional information. We cannot provide a refund based on weather-related events. We have a very thorough guidebook that will be emailed to you a few days prior to your check in date. Our Amish barn is currently unfinished and we suggest you do not enter due to potential hazards but feel free to peek in! Approved Conditional Use Permit by Jessamine County, Registration #9397.

We have ample parking for all of our guests to include large vehicles, RV's and trailers! There is a u-shaped driveway for easy in/ out, as well as another driveway for parking. Our home is within a few minutes drive to retail shopping, bars/ restaurants, grocery stores, etc. so although you will feel like you are staying in the country, our home is very convenient!

I can’t say enough good things about this place! From the moment we arrived, everything exceeded our expectations. The home was spotless, beautifully decorated, and equipped with everything we needed for a comfortable and relaxing stay. The host was incredibly welcoming, communicative, and thoughtful—leaving us local tips The location was ideal—close to everything but still peaceful and quiet. We especially loved the pool. The kids loved the game room and bottom floor. Perfect for them to escape while the grown ups hung out. Each area was spacious enough for our family of 10 to hangout together. I would absolutely stay here again and highly recommend it to anyone looking for a top-tier Airbnb experience.

Dawn’s place completely blew us away! From the moment we walked in, we were stunned by how beautiful, spacious, and thoughtfully designed the home was. With five large bedrooms, there was more than enough space for our group to spread out and relax in total comfort. The backyard oasis was the highlight of our stay — the pool was sparkling clean and perfect for cooling off during the day, and the fire pit made for cozy evenings under the stars. It truly felt like a private resort! Everything about the home was spotless — you could tell how much care goes into maintaining the space. The kitchen was fully stocked, the beds were incredibly comfortable, and the overall vibe was peaceful, modern, and welcoming. It’s also in the perfect location — tucked away in a quiet neighborhood but just minutes from downtown Lexington, Keeneland, and University of Kentucky. We couldn’t believe a place like this existed so close to everything! WE WILL BE BACK!!!! Thank you Dawn! ❤️

Dawn‘s house was large, spacious, and beautiful. Plenty of space to spread out. Extremely quiet and peaceful location, yet close to Lexington and other attractions in the area. Dawn was so helpful with personalized recommendations as well. Highly recommend everything about this Airbnb!

This was a great house with plenty of space for our group. We loved the pool and the hot tub. We had one unforeseeable challenge with the AC unit, but they responded right away and got it fixed.

First off, this place is absolutely stunning!! Luxury exudes around every corner of this gorgeous home and it was hard to not notice how meticulously maintained it is as well as how lovingly adorned it is with a certain special Kentucky charm. I rented this place for family to gather together as we supported my sister and cousins’ graduation from UK and there was more than ample space where everyone was comfortable and free to relax, and enjoy the many amenities graciously offered by the hosts. Speaking about the host, I cannot give enough praise to the sincerity, responsiveness, empathy, and care that myself and my family received. Prior to arrival Dawn immediately stood out from the many other hosts I’ve interacted with by the speed or her reply and showing genuine interest in actually hosting. She really cared about my family and even sent a bouquet of flowers for my sister and cousin for graduating! During our stay she still was just as responsive and attentive to all our needs! :)

If you’re coming to Kentucky with a group, this house is for you! It’s beautiful, spacious, in a great location, and has great amenities. One of our favorite nights was spent around the fire pit playing guitar after an afternoon in the pool and hot tub. We stayed a few nights and enjoyed a little bit of everything the area has to offer - distillery tours, excellent steakhouses, winery visits, etc. Dawn is an amazing host as well. Great communication, clear house instructions, well documented recommendations for your visit, and super responsive. Book this house, you’ll have no regrets.

Absolutely perfect stay! This Airbnb in Lexington, Kentucky exceeded all our expectations. Had a great stay! Dawn was so responsive and helpful to address all my questions and issues! We had some terrible weather during our stay but the house was great and so much space! They’ve really thought of everything! Dawn was so accommodating with our checkin and checkout requests too. My only complaint was the vent fan in the master bedroom would make a dull humming noise whenever it kicked on and gave me a headache, but my husband didn’t even notice it lol. Otherwise everything was great! All the neighbors are great too :)
